Questions to Ask at a Dubai Property Expo Before You Book

Use a Dubai property expo to collect comparable evidence, understand payment obligations and identify properties worth further review. A good conversation should leave you with a specific unit, a complete cost schedule and clear next steps. An attractive display or event offer should not be your only basis for booking.

Whether you attend in Bengaluru, Kolkata or another city, take a written budget and ask the same core questions at every stand. This makes a busy event easier to navigate and reduces the chance of comparing unlike offers.

Start with your own buying brief

Write down your maximum total budget, funds available now, future instalment capacity, preferred holding period and intended use. Note whether immediate income, personal occupation or possible residency is essential.

Ask the adviser to work within that brief. If a recommendation requires a higher budget, an unapproved mortgage or a quick resale, have that dependency stated clearly. A different payment schedule does not automatically solve a total-affordability problem.

Ask these questions about the actual property

  • What is the registered project name and developer's legal entity?
  • Which specific unit, floor, layout, area and parking arrangement does this price cover?
  • Is it completed, under construction or a resale of an existing booking?
  • What is the recorded project status, and when was it updated?
  • Which specifications, amenities and completion commitments appear in the contract?

Ask for the official identifiers needed to check the project independently. DLD's project-status enquiry allows buyers to obtain recorded project information using the relevant project details. [1]

Ask for the full cost and payment schedule

Request a dated, unit-specific quotation showing the purchase price, booking amount, every instalment and separate fees. Ask who bears registration, brokerage, administration and other applicable charges. Keep handover and setup expenses visible even if they are payable later.

For an advertised fee waiver, ask whether it is a direct contribution, reimbursement or price adjustment. Establish eligibility, timing, cancellation conditions and whether a different unit or payment choice changes the offer. Keep the written terms rather than relying on a photographed banner.

Challenge return projections constructively

Ask whether rent is based on signed comparables, current asking rents or a forecast. Request the assumed annual service charges, management fees, vacancy and repairs. If the pitch concerns holiday homes, request a monthly model with occupied nights, achieved rates and full operating expenses.

Ask what the result looks like with lower rent or delayed completion. If a return is described as guaranteed, request the binding agreement, guarantor identity, duration, exclusions and enforcement terms for independent review. A salesperson's confident description is not the same as an enforceable obligation.

Resolve visa and funding claims separately

If Golden Residency matters, ask the competent processing authority to assess the actual property and ownership arrangement. Do not treat an expo promise as an immigration decision. Review the investment on its own merits while eligibility is checked.

For India-based funding, obtain bank advice on the proposed remittance schedule before committing. If financing is suggested, ask which lender has assessed your case and which conditions remain. Distinguish an indicative lending conversation from final approval.

Know what happens after you pay

QuestionWhy it matters
Is the booking payment refundable, and under what terms?Establishes your exposure if you change your mind or fail a condition
Who receives the payment?Allows independent beneficiary verification
When must I sign the main agreement?Defines the next binding step
What happens if I miss an instalment?Reveals default and cancellation consequences
Can I resell before completion?Tests the proposed exit strategy
Who handles issues after the event?Establishes an accountable follow-up contact

Leave with a comparable evidence pack

Collect the unit plan, price sheet, full payment schedule, draft terms, fee list and supporting information. Record who provided them and the date. Compare two or three options after the event using one budget and calculation method.

For BNK Realtor enquiries, request a written shortlist that highlights the strongest fit, material trade-offs and missing information. The most useful follow-up is a better-supported decision, not simply another countdown to an offer deadline.

Frequently asked questions

Should I book during the expo to secure an offer?

Only decide after you understand the property, affordability, documents and booking terms. Ask for the offer's written validity and complete the necessary checks before payment.

What is the most important document to collect?

There is no single substitute for the full file. At minimum, obtain unit-specific commercial terms, payment obligations and the documents needed to verify the project and seller.

What should I compare after attending?

Total cost, funding schedule, verified property facts, net-income assumptions, contract obligations and exit conditions. Use the same criteria for every shortlisted option.
