A qualifying property investment can support a UAE Golden Residency application, but purchasing a property does not automatically issue a visa. The relevant authority must assess the applicant, ownership and supporting documents. Confirm the route for the exact property before treating residency as part of your purchase decision.
This guide refers to the official Dubai investor service and the newer ICP Golden Residency guidance reviewed on 23 October 2026. Requirements and administrative interpretations should be reconfirmed when applying.
What the official investment threshold says
Dubai Land Department's investor application service describes a 10-year renewable residence permit for eligible investors with property purchase value of at least AED 2 million. Its terms address one or more properties in the applicant's name and include additional requirements for mortgaged property. [1]
ICP's Golden Residency guide also lists a 10-year real estate investor category with an AED 2 million threshold. It addresses approved local-bank financing and qualifying off-plan purchases from approved local companies, subject to its stated conditions. [2]
These official pages do not remove the need to establish which documents your actual application route accepts. An advertisement saying that any AED 2 million booking guarantees approval goes beyond an individual eligibility assessment.
Resolve complicated ownership cases before booking
Ask the processing authority to assess joint ownership, the value attributable to each applicant, multiple units and financing. For off-plan property, request confirmation of the acceptable project, registration and payment evidence. Do not infer approval from another buyer's experience with a different contract.
Where a mortgage is involved, obtain current instructions about the bank's required letter, paid amount and outstanding balance. The Dubai service page contains mortgage-specific wording; have the authority confirm how it applies to your loan. [1]
Plan the property budget and visa budget separately
An investment threshold is not an all-in acquisition budget. Registration, other transaction costs, furnishing and ownership reserves may increase the cash required without necessarily increasing the property value accepted for eligibility.
Prepare a separate visa cost schedule for the principal applicant and any family members. Request a current itemised quotation including authority charges and any optional service-provider charges. Avoid assuming an advertised processing package includes medical checks, identity documents, insurance and every dependant.
Prepare the application file
The Dubai service lists a passport, title documentation, personal photograph and existing UAE identity or residence documents where applicable. It also states that the applicant must be inside the UAE for that service. Confirm the current appointment and document checklist before travelling. [1]
ICP guidance includes health-insurance conditions for investors and family members. [2] Ask whether translation, attestation, name corrections or supplementary bank evidence is required in your case. An application can become slower if the passport name, registration record and supporting documents do not match.
A practical sequence
- Obtain an eligibility assessment for the proposed ownership and property.
- Verify the investment independently of the visa objective.
- Complete the required property documentation and funding steps.
- Obtain the processing authority's current application checklist and fee quote.
- Arrange appointments, insurance and applicant-presence requirements.
- Submit the application and respond to any additional document requests.
- Apply for eligible family members through the appropriate process.
Allow time between property completion and personal plans that depend on residency. Do not commit to a relocation date solely because a salesperson estimates a processing period.
Keep immigration and tax residence separate
A residence visa does not by itself resolve Indian tax residence, overseas reporting or remittance obligations. If you expect to divide your time between countries, request advice on your actual travel pattern, income and family circumstances.
The apartment should remain suitable even if the visa assessment takes longer or you need additional documents. Review its operating costs, intended use and resale options on their own merits.
Frequently asked questions
Is every property above AED 2 million automatically eligible?
No. Value is one part of an application. Confirm ownership, property status, financing, documents and the authority's acceptance of the specific case.
Can an off-plan property support an application?
ICP guidance provides for qualifying off-plan investment subject to conditions. Ask the competent processing authority which projects and evidence it accepts for your application. [2]
Does the visa purchase threshold include transaction fees?
Do not assume transaction and advisory charges count toward the accepted property value. Obtain written guidance for the proposed purchase and budget fees separately.
