Short-Term vs Long-Term Rentals in Dubai: Income, Costs and Management

Choose between short-term and long-term rentals in Dubai by comparing net income, workload, permissions and income variability. Holiday-home revenue can look attractive before operating costs, while a longer tenancy can still involve vacancy, repairs and collection risk. Use complete, consistent models for the same property.

The decision is partly an operating decision: how much hospitality work, oversight and financial variability can you manage yourself or through a professional operator?

Understand the permission requirements first

Dubai Department of Economy and Tourism states that apartments and villas must be registered and approved before being listed as holiday homes. Its services cover registration, permits and operational administration. [1]

Confirm the proposed unit's eligibility and any relevant property or contractual restrictions before building a holiday-home revenue forecast. Ask the operator which registrations, permits and records they will handle and which remain the owner's responsibility. A furnished apartment is not automatically authorised for this use.

Compare the operating models

Neither model should assume perfect occupancy or ignore costs because someone else collects them from a guest or tenant. Check the full flow of receipts and expenses.

Build a monthly holiday-home forecast

Use realistic occupied nights and achieved rates for each month, supported where possible by comparable operating statements. Separate booking revenue, guest-paid charges, platform deductions and amounts retained by the operator.

For illustration only, 220 occupied nights at AED 500 average nightly revenue produce AED 110,000 gross accommodation revenue. If all owner operating costs and allowances total AED 45,000, net operating income is AED 65,000. Neither the rate nor occupancy is a Dubai market forecast.

Now test 180 nights at AED 450: gross accommodation revenue becomes AED 81,000. Some operating costs may fall, while fixed costs remain. Recalculate each line rather than applying one blanket profit margin.

Build the comparable long-term forecast

For the same hypothetical unit, assumed annual rent of AED 90,000 less AED 5,000 vacancy allowance and AED 20,000 owner costs leaves AED 65,000 net operating income. This example deliberately produces the same base-case result as the holiday-home illustration.

It shows why higher gross revenue does not necessarily create higher owner income. Real decisions need the actual building expenses, achievable rents, permitted use and operating contracts.

Review the management agreement

Ask how fees are calculated: on booked revenue, collected revenue or another base. Establish who controls discounts, refunds, guest deposits, maintenance approvals and calendar access. Request reporting that reconciles bookings, payouts, costs and the amount transferred to you.

Check termination terms and what happens to future bookings, permits, photographs, furniture and access credentials when an agreement ends. A management company can reduce workload, but the contract still determines your commercial exposure.

Include tax and financing in the final comparison

The FTA's real estate investment guide explains that licensing can affect whether an individual's activity falls within the relevant corporate-tax business framework. Holiday-home permits are specifically relevant to that analysis. Obtain advice for the actual operating structure. [2]

Then account for borrowing payments, capital expenditure and the owner's home-country obligations. Net operating income is not automatically the cash you can spend or the taxable income to report.

Frequently asked questions

Are short-term rentals always more profitable?

No. Compare achieved revenue after the full cost structure and downside scenarios. Higher nightly prices do not establish higher annual profit.

Can I block dates for personal stays?

Check the management agreement and existing commitments. Also deduct those nights from the available earning calendar when forecasting income.

Which model suits an overseas owner?

Choose according to the property's permissions, reliable demand evidence, management quality and your tolerance for variable income and oversight. Request both models for the same unit before deciding.
