How to Calculate Net Rental Yield on a Dubai Property

Calculate net rental yield by subtracting annual operating costs from expected rental income, then dividing the result by a clearly defined investment cost. For comparing Dubai property investments, using total acquisition and setup cost gives a fuller picture than using the advertised purchase price alone.

This guide distinguishes net operating yield from financed cash flow. The calculator on this page uses your inputs; its defaults are illustrative and are not market estimates.

Start with gross yield

Gross rental yield = annual rent ÷ purchase price × 100.

For example, an apartment priced at AED 1,000,000 with assumed annual rent of AED 80,000 has an 8% gross yield. This says nothing about service charges, vacancy, repairs, furnishing or borrowing costs. It is useful as an initial screen, provided the rent and price are comparable and credible.

A projection should identify whether rent is supported by a signed lease, recent comparable leases or asking prices. A newly advertised rent is not proof that a tenant will sign at that amount.

Calculate annual net operating income

Start with full-year potential rent. Subtract a vacancy or collection allowance and the recurring costs borne by the owner. Include service charges, management, insurance, repairs and other relevant expenses. For furnished property, consider an annual replacement allowance for furniture and appliances.

Keep assumptions consistent. If the rent figure already reflects a vacant month, do not deduct that same month again. Likewise, check whether management fees are a percentage of rent actually collected or a fixed amount before converting them into an annual estimate.

Use an investment-cost denominator

Total initial investment can include purchase price, acquisition fees, required repairs, furnishing and other non-recoverable setup expenses. State what is included. Refundable deposits and ongoing cash reserves should be tracked separately; if you include them in capital committed, explain that convention.

Net operating yield = annual net operating income ÷ total initial investment × 100.

Two calculations may both be arithmetically correct yet not comparable if one uses price alone and the other includes fees and furniture. Always label the denominator.

A complete illustrative calculation

InputAssumed amount
Purchase priceAED 1,000,000
Acquisition and setup costsAED 90,000
Total initial investmentAED 1,090,000
Potential annual rentAED 80,000
Vacancy and collection allowanceAED 5,000
Annual owner operating costsAED 20,000
Annual net operating incomeAED 55,000
Net operating yield5.05%

The difference between 8% gross yield and approximately 5.05% net operating yield comes from both expenses and the broader initial cost. These are hypothetical figures; replace them with unit-specific evidence.

Add financing as a separate cash-flow layer

If annual mortgage payments are AED 45,000 in this example, cash remaining before tax and extraordinary expenditure is AED 10,000. Debt payments include principal as well as interest, so that cash figure is not a complete investment return measure.

For a cash-on-cash comparison, divide appropriately defined annual cash flow by your actual equity committed. Keep the definition consistent and disclose tax, reserve and capital-expenditure treatment. For a holding-period return that includes sale proceeds and payment timing, a separate discounted cash-flow or internal-rate-of-return model is more appropriate.

Test the downside

Recalculate with rent 10% lower, another vacancy allowance and higher repair costs. These are stress assumptions, not predictions. If the annual budget becomes negative, decide whether your independent reserves can cover the gap.

For holiday homes, build a monthly model using occupied nights and achieved nightly income, then subtract the full operating cost structure. A long-term rental calculation should not be reused unchanged for a short-term operation.

Frequently asked questions

Does net rental yield include price appreciation?

No. This calculation measures operating income relative to a stated investment basis. Sale gains, losses and exit costs belong in a separate total-return calculation.

Should I include mortgage payments in operating yield?

Keep them separate to compare property operations fairly. Then calculate the financed cash flow for your actual loan terms.

What is a good net rental yield in Dubai?

There is no single suitable figure for every buyer. Evaluate the evidenced income alongside property quality, risk, financing, holding period and alternatives rather than choosing a universal target.
